Which of these tools writes directly to my PMS?

restay writes to your PMS (OwnerRez and Hospitable today, Hostaway in validation) — and only after you approve every change in your Queue, with the prior state recorded so any move can be reversed. The dynamic-pricing tools can also sync prices to PMSs they integrate with; the difference is the model: theirs is automated repricing, ours is explained moves you approve one by one.

Do I need a separate tool for custom rules?

If you run dozens of named overrides per listing (date-specific bumps, guest-count triggers, seasonal floors), PriceLabs' custom-rule engine is still more sophisticated than ours today; we are honest about that. restay has no rule engine yet — your control today is the approval gate plus inline edits on any proposed value before you approve it. We have simply not shipped rule depth yet, and we won't claim it before it exists.

What about market discovery for new properties I might buy?

For pure investor / acquisition research — comparing neighborhoods, projecting ADR + occupancy on a hypothetical purchase — AirDNA's market-data dashboards are best-in-class and we recommend them for that job. restay is built for operating the listings you already have, not for evaluating ones you do not. The two tools coexist cleanly.

Why does no other tool rewrite listing titles?

Because most of the field is built as pure pricing tools — they do not have an LLM stack wired into the same data + market context. Title and description rewrites need both the market-comp signal (what works in this neighborhood) and the LLM stack (to generate variants that respect Airbnb's 50-char display cap and the host's voice). restay shipped both rails; description rewrites are a first-class rec type alongside rate and min-nights changes, with title rewrites next.
