Comparison

Restay vs PriceLabs

PriceLabs pioneered dynamic pricing for Airbnb and has the largest install base. How Restay differs: we move the execution into your PMS and explain every move.

Writes to your PMS, not just suggests

Restay pushes approved rate changes directly to your property manager (Hostaway, OwnerRez, Hospitable). All tiers: you approve each move in a queue before it touches your PMS. PriceLabs stays in the PriceLabs UI — you copy the recommended rate and paste it into your PMS by hand.

Live reservation + availability sync

Every rate decision runs against your ACTUAL bookings pulled fresh from your PMS. Lead time, channel mix, review velocity — live. PriceLabs scrapes Airbnb calendar and uses historical occupancy. The difference: you cancel a booking Friday night, PriceLabs sees it Monday; we see it in the next run.

Named reasoning per recommendation

Every suggested rate change cites the specific data points it came from: "comp median $245, your rate $195, demand up 18% next week." No black box. You can reject a move, edit the value, or drill into the reasoning. Builds trust so you approve more moves.

6-hour audit refresh + event-triggered reruns

Market data refreshes every 6 hours, not weekly. When a major competitor drops their rate by 20% or a demand event (festival, concert) hits your area, we rerun the audit immediately. You get the move *when it matters*, not the day the data already staled.

What PriceLabs does well

PriceLabs has the largest market share and years of custom rules maturity. If you run dozens of rules per listing (specific dates, guest count triggers, seasonal overrides), PriceLabs' rule engine is more sophisticated than ours today. Their pricing algorithm is battle-tested across millions of bookings.

Frequently asked

Can Restay do custom pricing rules like PriceLabs?
Not yet. Restay generates recommendations based on market data + your booking history. PriceLabs lets you layer custom rules on top (e.g., "charge $50 more on weekends in summer"). We're design-neutral on this and can add rule layers if hosts ask for it; it's on the roadmap.
Does Restay require me to switch from Airbnb direct?
No. Restay works with 30+ property-management systems (Hostaway, OwnerRez, Hospitable, and others). You stay in your current PMS and channel manager. Restay just plugs in as an execution layer.
What if I don't want automatic PMS writes?
All Restay tiers use approval-queue mode: every suggested move lands in your Queue for you to review, edit, or reject before it touches your PMS. You stay in full control.
How accurate is Restay's pricing vs PriceLabs?
Accuracy depends on data freshness and comp selection. Restay pulls live pacing (actual bookings + lead time) from your PMS and comp rates updated every 6 hours. PriceLabs uses historical occupancy and daily-or-slower scrape. Fresher data usually means better decisions. The only way to know which is right for you: try the free audit.
Will Restay raise my rates too aggressively?
Every move is approval-gated by default — you approve before any change ships to your PMS. If a recommendation feels wrong, reject it (the system learns); if a pattern emerges, set min/max bands per season and category and the system honors those bands. Every move is reversible.
